Design, construction and pre-financing of a new senior citizens home

Project for the "reception institution" part

  • A 121-bed senior citizen and nursing home, expandable to 133 beds with 6 short-stay beds;
  • A day care centre with 15 places;
  • An assisted living facility with 20 apartments;
  • Parking area;
  • Demolition of the former Thiry factory;
  • Laying of vehicular and pedestrian roads inside the centre site.

The challenge of the project is to create an axis linking the city centre, the hospital and the Sainte-Catherine neighborhood. This axis will help revitalize "forgotten" areas of the city. The new functions as a whole are intended as an "urban planning project with a nature dominant." The project is "plural" ... to accommodate a community that does not want and cannot live apart from the world. This population needs to find around it all the services it needs and enjoy an environment dynamized by the surrounding functions and businesses.
The various functions of the programme are organized simply and legibly in terms of both plan and volume. Each ‘actor’s’ traffic routing within the complex is taken into account upon arrival in the building. The H-shaped plan permits the simple organization and easy orientation of occupants. Our objective is a high quality of life for residents and staff in terms of ergonomics and comfort. The energy performance of the project is estimated at a K27 (60kWh/m²/year according to the PHPP). Going beyond the strict energy considerations, we have also optimized the project with comprehensive sustainable design that will not only reduce the overall environmental impact, but also incorporate a social value.
